Title before story.

A parcel around Coimbatore, Hosur or the Chennai belt can look obvious and still fail a dull test. The story of a corridor does not repair the file.

Start with the paper, not the road.

Industrial land in South India is often introduced through access: a highway, a supplier cluster, a logistics shed nearby. Access matters. It is not the first test. The first test is whether the person offering the land can pass a clean title, and whether possession matches that title.

In Tamil Nadu the file usually includes the sale deed chain, patta, chitta and adangal, encumbrance, survey sketch, and the use the land is actually permitted for. A missing link in the chain is not a detail for later. It is the decision.

Possession is a separate fact.

A document can name an owner while someone else cultivates, fences, or claims a pathway. Title and possession diverge often enough that a site visit is not courtesy. It is the check the paper cannot do.

Use can refuse the plan.

Agricultural classification, a proposed road, a water body, or a local objection can stop an industrial use even when the location looks right. Approval is not a mood. It is a sequence, and it can end in a no.

What this firm will not do with that no.
